Simple, Transparent Property Management Fees
At AmeriWest Realty, we believe property management should be straightforward and easy to understand. Our goal is to provide professional management while keeping our fee structure simple and transparent.
8% Monthly Management Fee
We charge 8% of the rent actually collected each month. There is no management fee when rent is not collected.
$250 One-Time Setup Fee
A one-time $250 setup fee covers the initial setup of your property in our management system and owner portal.
$100 Lease Renewal Fee
When your tenant renews their lease, there is a $100 renewal fee. After the initial one-year lease, the tenancy continues on a month-to-month basis unless otherwise agreed upon.
Basic Advertising — FREE
Standard advertising of your rental property is included at no additional charge. Special advertising requests or paid advertising campaigns requested by the owner may be subject to additional costs.
$75 Annual Administrative Fee
A $75 annual administrative fee covers ongoing administrative services and account maintenance.
$150 Annual Property Inspection
We conduct an annual inspection of the property for a $150 fee to help monitor the condition of your investment and identify potential maintenance concerns.
Late Fees — 50/50 Split
Any late fees collected from the tenant are split 50/50 between the owner and AmeriWest Realty.
Outside Agent Referral Fee — $400
If an outside real estate agent refers a qualified tenant who leases your property, the referral fee is a one-time $400 fee.
No Upfront Management Fees or Owner Reserve Required
At AmeriWest Realty, there are no upfront management fees and we do not require an owner reserve to begin management.
